2019 Real Estate Trends

We’ve been honored to have Oxford’s CEO, Adam Mahfouda, be featured in Forbes and Fox News to discuss these topics and wanted to share these insights as you consider what real estate investment to pursue this year.

As a member of the Forbes Real Estate Council, Adam was recently asked about creative ways to use commercial spaces for investors and developers. Adam advocated for providing more flexible lease terms, including: "...shorter leases, furnished options, easy plug-and-play solutions. This is the main reason why We-work has grown: Their product is very expensive, but it's very easy and low hassle."

Another option that Adam advocated was for commercial spaces to consider converting into hotels, as this is a space that New York City is always searching for more of to use.   As for making investments in 2019 , Adam urged buyers to proceed cautiously. He noted that many sellers prices are inflated, “Listing price is significantly higher than properties are trading right now.” So at least for now, consider all options before making a new investment.  

In terms of what that investment might be, Adam was interviewed by Fox News to discuss some ideas. Advocating against novelty purchases, Adam said that residences like houseboats are difficult to maintain, and generally can be challenging to sell when the time comes.

“A lot of these quirky houses have a huge amount of maintenance because they aren’t regular,” Adam said.

“When you think about what you’re actually going to do in terms living there, day to day, I think it’s very impractical,” Adam added, in regard to making a home on a houseboat.
