Thank you for working with Oxford Property Group LLC,

The undersigned hereby engages Oxford Property Group, (“Oxford"), 286 Fifth Ave 8th Floor, New York City, NY 10001 to act as broker on behalf of the undersigned(s) for the purpose of assisting in the location and renting of a suitable apartment. It is understood and agreed that if the undersigned(s), or an immediate member of his, her or their family, rent(s) sublet(s), or obtain(s) any apartment at any of the addresses listed below within 180 days of the date of this document, whether directly or indirectly from the owner, then a broker's commission shall be due and owing Oxford. The commission due shall be based upon the following schedule:

  • 25% of rent for a rental of up to one (1) month
  • 1/2 month's rent for a rental of more than one month and up to two (2) months
  • One (1) month's rent for a rental of more than two (2) months and up to six (6) months
  • 15% of the total rent for a rental of more than six (6) months and up to one year
  • 15% of the first years annual rent for a rental of one (1) year or more

It is also understood that Oxford, at its discretion, and the undersigned may negotiate a fee, which deviates from the above schedule. Oxford's commission shall be considered duly earned and not refundable when the landlord, tenant or apartment owner issues a lease or sublease to the applicant or, in the absence of such an instrument, once the undersigned occupies an apartment in any of the above buildings. If the landlord, tenant or apartment owner fails to deliver the apartment, then the fee will be refunded in full. If it becomes necessary to institute legal proceedings to collect the duly earned commission, the applicant shall also be liable for reasonable legal and collection costs.
